addy's MasterFormat analysis will help you deliver projects on time and on budget
We’re working on a new feature designed to save developers and project owners a ton of time when it comes to scoping and quoting. Whether you're building a sixplex, a laneway, or something bigger, this tool helps break down your project docs into a clean list of MasterFormat scope items — and helps you get connected to local vendors when it’s time to price things out.
Here’s how it’ll work 👇
🏗 Step 1: Upload your project documents
Start by uploading any of the following files (you don’t need all of them — just what you’ve got on hand):
-
Building plans (architectural or structural)
-
Appraisal reports
-
Title documents
-
Environmental Site Assessments (optional)
Once uploaded, we’ll scan everything and extract key details — like what you’re building, how big it is, and any unique site conditions.
🧱 Step 2: We map your scope to MasterFormat
MasterFormat is the gold standard for organizing construction scope into categories like:
-
Division 03 – Concrete
-
Division 06 – Wood framing
-
Division 22 – Plumbing
-
Division 26 – Electrical
-
Division 02 – Hazardous materials (like asbestos)
We’ll figure out which divisions and line items apply to your specific project — for example, a 6-unit townhouse infill in Kelowna might highlight:
-
03 30 00 – Cast-in-place concrete
-
06 11 00 – Wood framing
-
07 31 13 – Asphalt shingles
-
22 11 16 – Domestic water piping
📊 Step 3: Download a scoped Excel template
You’ll get a pre-filled MasterFormat spreadsheet with:
-
✅ Relevant line items for your project, already highlighted
-
🔍 Missing-but-important items automatically added (like safety procedures or site signage)
-
📄 Clean format ready for budgeting, estimating, or sending to contractors
This is your working file — whether you’re pricing it yourself or getting help.
🔍 Step 4: Get matched with local vendors
For scope items that usually need external quotes — especially high-cost or regulated ones — the tool helps you line up vendors without hours of Google hunting. This allows you to deliver a Class A budget for all projects.
We’ll recommend vendors based on:
-
📍 Proximity to your project (e.g., within 50km of Kelowna)
-
🛠 Service category match (e.g., roofing, plumbing, asbestos abatement)
-
⭐ Reputation filters (minimum 4-star rating, verified contact details)
Each vendor listing includes:
-
Business name + description
-
Contact info (email + phone)
-
Website or quote request link
We’ll also generate a sample email you can customize and send directly from your inbox to request a quote — fast and simple 💌
🧠 What if something’s missing?
Good question! Here’s how the tool is flexible to your needs:
-
Missing docs? No problem — you can still use the feature with partial info. The more you upload, the better the match.
-
Got a unique construction method? You’ll be able to add manual notes or override suggested line items.
-
Already have your own vendors? You can skip vendor suggestions or replace them with your preferred contacts.
-
Need to revise the scope? Just re-upload updated plans or adjust your Excel file — you’ll get fresh results.
-
Want to share with your GC or partner? Yep — the Excel file and vendor list are both exportable.
🧪 When is this going live?
This feature is currently in testing and will be available to select users soon. If you're a developer or builder who wants early access, reach out to our team or keep an eye on updates in your dashboard.
🏁 Why this matters
Getting from “permit-ready” to “price-ready” is often one of the biggest time sinks in real estate development. This tool gives you a smarter, faster way to:
-
Understand what you’re actually building (in MasterFormat terms)
-
See where the big costs are likely to land
-
Kick off vendor outreach with a single click
Less guessing, more doing 💥
