What is the Plan field used for?

The Plan field is an important field for investors to get a brief understanding regarding what the investment funds will be used for.

The "Plan" input field is meant to provide investors with a brief overview of your use of funds and what they can expect from this deal. Is it a new development project or is it a cash-flowing rental property? How are their funds going to be used? 

This can be a very brief overview and does not need to be exhaustive, but it should accurately represent the most important aspects of your plan for this property.
Examples:

  • The Plan: The Issuer plans on upgrading and renovating the Industrial building situated upon 1122 40th Avenue NE, in Calgary Alberta, to generate cashflow and profit from leases. The property is intended to produce increased revenue after enhancements. The Issuer plans to start quarterly distributions to investors from the second to the fifth year of the project or until a 15% Internal Rate of Return is reached, whichever is earlier.
  • The Plan: The project is divided into two phases: Phase I focuses on renovating the main mall building to attract premium tenants by refurbishing the exterior, installing a two-stop service lift to the basement, and consolidating CRUs for better lease potential. Phase II involves selling a parcel to fund further upgrades, internalizing common areas for additional leasable space, and repositioning the mall as a lifestyle shopping center anchored by notable tenants.
  • The Plan:  The intent is to proceed with the property’s ongoing development through fundraising and the subsequent completion of the development phase. Upon its finalization, the objective is to assume ownership and management of the structure, generating income from it, and subsequently introducing the stabilized asset to the market under advantageous conditions.
